About the Property Management Business
Property Management is a specialty within the real estate industry. The term “Property Management” is generally associated with rental property, but has come to include residential & commercial rentals as well as the management of community associations including both homeowners and condominium.
Our residential rental managers are supported in the accounting and administrative functions enabling them to spend more time securing tenants and new management accounts. They are responsible for overseeing major maintenance projects and for responding to calls from their owners and tenants. Property inspections are made twice annually in addition to move-in and move-out inspections.
MMI’s community association division portfolio managers attend board meetings, prepare budgets and keep their communities on task through action logs and calendars. Property inspections and competitive bidding of large projects are the responsibility of manager. Each property board of directors receives a management report from their manager each month.
At MMI, our goals are simple, yet complex. Simply, we want to keep rental units occupied, provide accurate accounting that all parties understand and we want to be able to help with repairs to ensure comfort for the occupant and preservation of value for the owner. Our communities are to function legally and in a fiscally responsible manner. To accomplish these goals, we must have effective marketing, well-maintained properties, a qualified in-house maintenance staff and list of quality contractors and vendors, automated accounting capable of both separating and combining vast numbers of transactions, and ready access to marketing, accounting and administrative staff both during business hours and, as needed, after hours.
