Property Management Training Program

Our Program is geared to the Entry Level Property Manager.  Even seasoned Real Estate people will find a wealth of new information in this highly specialized program

Property Management has emerged as a specialty within the Real Estate Industry.   Within Property Management, you’ll find specialists in Residential, Multi-Family Residential, Commercial, Industrial and Community Association Management.  Our program is designed to get you started within the Residential specialties.  Have a look at our course content and see if, after completing the program, you wouldn’t feel competent and able to call yourself a Specialist.

Sessions are offered in the early evening, every other Tuesday.  There are no prerequisites; new staff may enter at any point within the program.  At the end, there is a short break and the program begins again.  All training is free and detailed outlines are provided for each session

Compensation

Our Agents receive compensation in a variety of ways.

  • Leasing Commissions – Rental listing commissions are earned at the rate of 50% of the transaction side. Leasing commissions are paid at 70% of the transaction side. Commissions are paid upon move-in.
  • Property Management Fees – Managers receive 30% of the gross management fees received for each property managed.  Fees are paid at the close of the month.
  • Sales Commissions – Sales listing commissions are earned at the rate of 50% of the transaction side. Selling commissions are paid at 70% of the transaction side.  Splits increase with the size of the rental management portfolio.

What’s Different? – What is different about our compensation package is that it’s an integrated, long-term source of income.  First, there’s the small, but quick rental commission.  Then, there’s the monthly management fee.  Finally, there’s the sales commission.  Meanwhile, there could be an extra rental commission every once in a while.  Different?  Yeah, it’s different.   How else can you list a property once, draw a monthly income from it until the owner needs your services again to rent it or to sell it and have the listing in the bag?

So, How Much Can You Earn? – With our support staff, a full-time manager can manage from 100 units or more.  An average unit pays a monthly income of about $65.  Rental and sales commissions will add from 50 to 100% more. So, 100 units yields commission income of $100,000 to $150,000. Not too shabby for what will be nearly a 9-5 job with a very regular paycheck.  How fast will it get there?  That’s up to you.  A year. Two.  Five… Never if you don’t work hard and smart.
